I recently completed an appraisal in the Citrus Heights 95610 zip code. Below are a few graphs. With the announcement of interest rate cuts, it will be interesting to see how the market responds as we head into Fall.

This graph shows the CDOM (Cumulative Days on Market). It shows each month from 2022 thru 2024. Notice how much higher the Cdom was in 2023 (blue) compared to 2024 (yellow). Cdom and Dom are always important indicators to monitor.

This graph shows the volume for all closed sales from 2022-2024. While far below 2022 trends, the sales volume from June to current has surpassed 2023 for the same time period. 2024 volume just recently breached 2022 volume as well in July.

This last chart is a monthly breakdown of closed sales volume, average sales price, average price per SF, and average Cdom. When looking at overall market trends, it is important to zoom out and not focus too much on small sets of data (example one month); however it is interesting and insightful to look at data year over year when comparing similar time periods.
